The lender's attorney sends a Notice of Election & Demand to the Public Trustee. This officially starts the foreclosure process.
Key Deadlines

The NED is recorded by the Public Trustee within 10 business days of receiving required documents. The property will get a sale date set 110-125 days after the NED is recorded.
